Seller-Finance

Seller financing allows buyers and sellers to complete a real estate transaction without a traditional lender. We prepare and close seller-financed transactions, including promissory notes, mortgages, and related closing documents in North Carolina and South Carolina.

Contract for Deed

A Contract for Deed lets buyers purchase property through installment payments while the seller retains legal title until the contract is fulfilled. We prepare and close Contract for Deed transactions in North Carolina and South Carolina.

Subject-to 

Subject-to transactions allow buyers to acquire property while the existing mortgage remains in place. We guide investors through the closing process while preparing the necessary legal documents and ensuring compliance with applicable laws.

Double Closings

Double closings allow investors to purchase and resell property on the same day through separate transactions. We coordinate both closings to help ensure an efficient and compliant closing process.

Assignment Contracts*

An assignment contract allows a buyer to transfer their rights under a real estate purchase agreement to another purchaser before closing.

Novation Agreements*

A novation replaces one party to a real estate contract with another by agreement of all parties.

*Please Note: Assignment contracts and novations are available only for North Carolina properties. The Cloud Law Firm, LLC does not handle assignment contracts or novations for properties located in South Carolina.
